After thirty-eight consecutive years as a commercial real estate broker and specializing in Reno-Sparks industrial properties for lease or sale, I’m frequently asked what are the key attributes a client should look for when selecting a Northern Nevada commercial realtor. In the coming months I will offer what I believe are the primary considerations- in order of importance- leading to that important decision. Some commercial realtor’s attributes are objective and easy to rank while others require subtle methods of evaluating. So let’s begin the process of finding the “ideal” realtor for your special requirements!
Comprehensive market knowledge heads the list! And that knowledge must be specific to your required property type: industrial, office, retail, or investments. The most effective commercial broker is a specialist- not the “generalist”. This is especially true in our Reno-Sparks commercial market where there is no “Commercial Multiple” that brokers can subscribe to that compiles a database of all available properties (buildings and land) in any of the four specialties.
In my opinion, if you are seeking to lease or acquire an industrial building in Reno-Sparks, designate a broker whose sole practice involves only one property type and who can demonstrate that his firm maintains a proprietary database of all available Northern Nevada buildings and land in Northern Nevada in that property type. There won’t be many Reno-Sparks brokerage firms that offer that service- actually only four at this time.
Market knowledge doesn’t come from using third-party database services such as Loop Net or Co-Star because at best they track less than 60% of the available properties in Reno-Sparks at any given time.
I believe your best interests are served, and you can make the most informed property decision, only when you retain the most knowledgeable and experienced commercial broker who is focused on only one property group. For example, if your knee hurts would you consult a dentist for help? Of course not! If your company needs a 50,000 square feet manufacturing building in Reno, for example, would you seek the assistance of an office or retail broker? Not if you wanted to see every currently available industrial property that met your criteria!
Here’s an excellent test to verify you have the most market knowledgeable commercial broker working for you: call a commercial broker and give them the following information: (1) preferred location(s) in Reno-Sparks; (2) range of desired building sizes; and (3) recite your five key building features needed for your business. Now ask them to respond, in writing, with a list of submittals meeting those criteria and to email the results to you (in whatever “format” the broker elects) within one hour! The broker you really want representing you will meet that challenge and you will likely be pleasantly surprised at the results!

Gary’s A36 Bonanza
Sometimes you have the good fortune to combine your “hobby” with your chosen career! Last Saturday that happened to me when along with my flying buddy, Ben Milander, I flew my aircraft based at Reno-Tahoe International Airport to shoot aerial photographs of several new Reno-Sparks industrial property listings! Owners of industrial, office and retail properties in Reno-Sparks are especially appreciative to see me include custom aerial shots of their properties in the comprehensive marketing packages I produce.
So it really doesn’t seem like work to pull our A36 Bonanza out of its hangar, grab my camera, and take-off for a half hour flight in the beautiful clear skies of Northern Nevada. Due to the tremendous growth of the Reno-Sparks industrial market over the past ten years, in particular, the hardest part of shooting aerial photographs of my listings can be locating the properties from the air!
Photography of any kind can be enormously creative and shooting from an airplane is no exception. The ambient light just after sunrise, and twenty minutes prior to sunset, is “magic” when shooting Reno-Sparks industrial properties. Reno-Sparks is high desert country and the landscape appears to glow and is most serene at those two times of the day.
After thirty years I still get a thrill preparing for a flight of any kind. To combine that love of flying with my Reno-Sparks industrial brokerage business is terrific! Life is good!
